Assessment

We conduct extensive research about people and their environment, their properties. Our main contact database contains over 20,000 individuals and businesses. We investigate the demographic and census data assiduously. Our size and structure allows us to adapt our resources to your needs. We maintain and operate a highly integrated network for the benefit of our clients.

Ultimately, the most important aspect of our success is our knowledge that everyone has a corporate or socio-cultural background accustomed to conducting business in a certain way. We treat these customs with respect, and as an opportunity to make Real Estate work for all parties involved.

Our process requires empathetic listening, a knowledge of the market, careful questioning and above all an environment of comfort, confidentiality, professionalism and trust

Brokerage

We find buyers and tenants for property owners. We market the property, provide disclosures and collect signatures for the paperwork.

Prior to marketing, we educate owners about the competitive market. We prepare informative packages and then promote through a selection of media including advertising, signage and target mailings.

We also find properties for buyers or tenants. We begin by conducting an in depth meeting to discover the needs, desires and capabilities of the tenant or buyer.

We then search the available market and provide a list of available properties meeting the search criteria. These properties are then visited and discussed. Some properties are discarded and perhaps others added, depending on need.

Interior showings are arranged, and after agreement, due diligence is conducted in order to satisfy that the property will meet the desired intent.

In Arizona, Real Estate Brokers are authorized to draw up agreements related to property transfers. We can do this capably and welcome your attorney’s review. We can also work with your Legal Counsel to ensure that negotiations proceed without undue adverse implications.

Consultation

Our consulting assignments have run the wide gamut of Real Estate advice. We draw from the experience of the other two company departments: Appraisals and Brokerage. Consulting is not limited to valuation or transactional issues. Tenant Mix, Highest and Best Use Analysis, International Demographics, contacts with decision makers, public improvement implications are but a few of the areas included in consulting assignments.

Compensation for consulting is typically on a retainer arrangement with hourly rates plus extraordinary costs. Seller Brokerage compensation is generally on a percentage basis. Buyer Brokerage is suggested as a fixed fee, eliminating the mathematical incentive for a higher price. Appraisals are set at a fixed fee by regulation.

International Consulting is our niche. Our assignments have included Right of Way acquisition on the Pan American Highway, Free Port Industrial Parks and Site Selection for multi-national enterprises. Our role is one of investigation, education, introduction and negotiation in order to help reach a comfort level in making the decision expeditiously.

Development
